Resurface or replace? The base decides

Resurfacing — also called an overlay — means placing a new layer of hot-mix asphalt over your existing pavement. Done on the right driveway, it looks and performs like new. Done on the wrong one, the old problems come right back through the new layer within a year or two. So the first thing we do is figure out which driveway you have.

Good candidate for overlayNeeds repair or replacement first
Surface fading, raveling or rough textureAlligator (spiderweb) cracking over large areas
Scattered, narrow cracksSunken or rutted sections
Minor potholes that can be patchedPavement that flexes or pumps water when driven on
Solid, firm base with good drainageWater ponding against the garage or foundation

How an overlay is done right

  1. Repair failures first. Any areas with alligator cracking or soft base are cut out and replaced full-depth. Overlaying a failed spot just hides it for a season.
  2. Crack fill. Larger cracks are cleaned and filled so they're less likely to reflect through the new layer.
  3. Mill the transitions. We grind down the edges at the garage, sidewalks and road so the new surface meets them flush instead of leaving a bump or blocking a door.
  4. Clean and tack coat. The surface is swept and a tack coat is sprayed so the new layer bonds to the old.
  5. Place and compact new hot mix. Typically around 1.5 to 2 inches compacted for driveways, thicker for parking lots with heavier traffic.

Benefits of resurfacing

  • Costs considerably less than full removal and replacement
  • Faster — most residential overlays are done in a day
  • Less disruption and less debris hauled away
  • Can correct minor low spots and improve drainage slightly
  • Restores a smooth, dark, uniform surface and curb appeal

Frequently asked questions

How long does an asphalt overlay last?

On a sound base, an overlay commonly lasts 10 to 15 years or more, especially if it's sealcoated every few years.

Will an overlay raise my driveway too high at the garage?

Not when it's done right. We mill (grind) the existing asphalt at the garage, walkways and road so the new surface meets them flush.

Can you overlay a driveway with alligator cracking?

Only after those areas are removed and rebuilt. Alligator cracking means the base underneath has failed, and it will crack through any new layer placed directly over it.
