When to Sealcoat Your Asphalt in New Mexico

Sealcoat applied at the right time protects your driveway for years. Applied at the wrong time, it peels, stays tacky or washes away. Here's how to time it.

The short answer

  • New asphalt: wait 6 to 12 months after paving
  • Then: every 2 to 3 years for most driveways
  • Season in the East Mountains: roughly late spring through early fall
  • Day of: 50°F and rising, dry pavement, no rain or freezing temps for at least 24 hours

Why new asphalt has to wait

Fresh asphalt still contains light oils that need to escape as it cures. Sealing too soon traps them, which can leave the surface soft and prone to scuffing. Waiting 6 to 12 months lets the pavement harden. If your driveway was paved late in the season, plan to seal it the following summer.

Weather matters more than the calendar

Sealcoat is a water-based coating that cures as water evaporates. It needs warmth, sun and dry air. At East Mountain elevations, nights stay cool well into spring and return early in the fall, so the practical window is narrower than in Albuquerque. Summer works well, but monsoon storms can roll in fast in the afternoon — which is why we prefer to start early in the day and watch the radar closely.

A good rule: if it's too cold to sit outside in a T-shirt, it's too cold to sealcoat.

How often to reseal

Every 2 to 3 years is typical for residential driveways. Resealing too often can build up layers that crack and flake. Signs it's time:

  • The surface has faded from black to gray
  • Small stones are visible or loosening
  • Water soaks in instead of beading
  • New hairline cracks are appearing

Crack sealing comes first

Sealcoat doesn't fill cracks. Cracks should be cleaned and filled with hot-pour crack sealant before coating — and the best time for crack sealing is spring or fall, when cracks are at a medium width. Many owners crack-seal in spring and sealcoat in early summer.

A simple maintenance calendar

  1. Spring: walk the driveway after the last freeze; note new cracks and damage.
  2. Late spring: crack sealing and any repairs.
  3. Early summer: sealcoat (every 2–3 years).
  4. Fall: clear drainage paths and edges before winter.

Frequently asked questions

Can I sealcoat in the fall?

Early fall can work if days are warm and nights stay above freezing for at least a day or two after application. Late fall at East Mountain elevations is usually too cold.

What happens if it rains after sealcoating?

Rain within the first several hours can wash sealer away or leave it streaky. That's why we schedule around forecasts and reschedule if needed.

Is DIY sealcoat worth it?

Store-bought sealers are thinner and usually applied without proper cleaning, crack sealing or oil-spot priming, so they tend to wear off quickly. Professional sealcoat lasts considerably longer.
